Our community is located off of SR60. We are about 2 miles from I-95 and 8 miles from the beach.

Do you offer furnished or short-term lease options?
We do not offer furnished rentals. We offer lease terms between 7-15 months.
Are pets welcome at the community, and what is your pet policy?
Yes, pets are welcome at our community. We have a minimum of 2 pets per household with a total combined weight no more than 85 lbs. There is a one-time non-refundable pet fee of $350 per pet and pet rent of $20/month. Breed restrictions apply.
How convenient is commuting from the community to major employers, schools, or downtown areas?
The Griffon at Vero Beach offer convenient access to major employers, schools, shopping, and downtown Vero Beach, all just a short drive away. With nearby mainroads and highways, commuting around the area is simple and efficient.
What amenities are offered on-site (such as pool, fitness center, clubhouse, or coworking space)?
On-site, The Griffon at Vero Beach offers a 24-hour gym, outdoor kitchen and grilling area, car care center, bike storage, outdoor fireplace, gaming lawn withcornhole, ping-pong, and fooseball, off-leash bark-park, resident lounge with coffee bar and coworking spaces, package center, saltwater lap pool, pet spa & grooming area, and EV charging stations.
What parking options are available, including garages, guest parking, or EV charging stations?
We offer townhomes and carriage house styled apartments with garages. We also offer detached garages for $200/month and attached garages for $225/month.Our regular parking is first comes, first served and guests can also park freely in the community.
Are there laundry facilities in the units or on-site?
All of our apartment homes feature in-home washer and dryer.
Are utilities included in the rent, and which services are residents responsible for?
Utilities are paid separately and are not included in the rent amount. You will pay your electric directly through your own FPL account and water/sewer is billeddirectly from us back to you.
Do apartments include modern appliances, patios/balconies, or extra storage space?
All of our apartments include modern, stainless-steel appliances and have screened in patios/balconies. We offer storage units on the first floors of each building,which range between $45-$55/month.
What’s the neighborhood like, and what restaurants, parks, and shopping centers are nearby?
Nearby you’ll find a variety of popular restaurants to try, from casual spots to local favorites such as Spiro’s Taverna of Vero Beach, C.J. Cannon's, Green Marlin, CasaAmigos Mexican Restaurant Vero Beach, and Dinner Revolution, plus great spots for drinks like Kilted Mermaid. There’s something for seafood, Mediterranean,barbecue, and casual American fare in the area. Outdoor enthusiasts will appreciate nearby green spaces like Pocahontas Park, A W Young Park, Lagoon Greenway,and Pelican Island National Wildlife Refuge, plus botanical attractions a short drive away like McKee Botanical Garden, and many more.

Our community is in the Indian River County school district.
What is the walkability and public transportation access around the community?
The area around The Griffon is considered car dependent. The walkability score is very low, so walking to most destinations isn’t practical.
Are there local events, resident activities, or community gatherings available?
In the broader Vero Beach area, there’s a lively calendar of local events and community activities year-round — from seasonal festivals, art and music events, andholiday parades to wellness classes, cultural programs at local venues, and neighborhood meetups. Many residents also connect through local groups, socialhappenings, and community centers throughout the city.

The Griffon stands out for its modern apartment designs, resort-style amenities, and peaceful setting that still keeps residents close to everything Vero Beach has tooffer. The community blends comfort, convenience, and a welcoming atmosphere that makes it easy to feel at home.
How can I apply for an apartment, and what documents or fees are required?
To apply for an apartment, you will click the "Apply Now" button in the top corner of our website. There is a $75 application fee (per applicant) and a $250 servicefee. Upon applying, you will need to show your proof of income and photo of ID.
What are the move-in costs, and is a security deposit required?
At move-in, you will pay your first month of rent and any pet fees if applicable. We do not require a security deposit. However, if you credit screening runsconditionally, you will be required to choose between a guarantor or a 1-2 month security deposit
Is renters’ insurance mandatory, and what coverage is recommended?
Renters' insurance is mandatory. It can be any company of your choice and must show a minimum of $300,000 personal liability.
What happens if I need to move out early or break my lease?
To move out, you are required to give a minimum of 60-day notice, in which you will be rent responsible throughout that time. To terminate the lease early, you willhave two options to choose from on the application: you will pay an early termination fee equal to two months of rent OR will be rent responsible until someonemoves into that unit (or until the end of the lease term).
How do I submit maintenance requests, and how quickly are they typically resolved?
Maintenance requests are submitted on the resident portal, and are typically resolved within 24 hours of being entered.
